Realty Income is looking for a Finance Operations Analytics Intern to join the Finance Operations team. This internship will provide in-depth exposure to the REIT industry and an opportunity to implement projects that will facilitate meaningful change in the Finance Operations department at an S&P 500 company.
What You Will Be Working On:
- Assist in executing and reporting on Sarbanes Oxley (SOX) compliance and control testing of internal policies, procedures, and rules that impact the organization’s operations and environment.
- Support the Finance Operations Management Team in successful planning and implementation of targeted and inter-departmental projects.
- Evaluate data relationships in order to develop superior reporting and analytics that support management and execution of Finance Operations processes.
- Explore ways to leverage modern technology and analytics in support of ‘real world’ processes and business needs.
- Work with team members to identify process inefficiencies and develop systemic solutions to optimize productivity.
- Develop a deep understanding of business processes consulted on, evaluating the upstream and downstream implications of proposed changes.
- Automate repetitive processes and tasks using leading technology (Power Automate, SQL Server, VBA, Power BI, RPA, BPM).
- Assist in training the Finance Operations team on innovative technology and automations developed.
- Participate in regular meetings with representative functional leaders and project leaders to discuss project management, standards, innovations and key project management objectives and concerns.
- Track portfolio activity to compile reports that are used throughout the organization.
- Create ad-hoc SQL queries and reports.
What You Need to Be Successful:
We are looking for a student who will be a rising Senior during the summer of 2026 in an MIS degree program with a minimum GPA of 3.2 to join our Finance Operations team with a focus on Process Improvement, Automation, reporting and analytics.
- Critical thinker with the ability to synthesize complex information and conceptualize solutions.
- Experience or knowledge of VBA, Excel Macros, BPM workflow solutions, RPA solutions, SQL, Power BI, data analytics, data visualization, and other middleware software solutions.
- Proficient with Microsoft Office including Outlook, Word, Excel, PowerPoint, Teams, and SharePoint.
- Knowledge of MS Project, Smartsheet, or other work planning application.
- Ability to foster strong, collaborative relationships and communicate effectively with key stakeholders.
- Intellectually curious, excellent analytical, critical thinking skills with strong business acumen.
- An adaptive learner that displays excellent judgment and critical thinking skills which enable timely and appropriately risk balanced advice and guidance.

This is a hybrid role with Tuesday, Wednesday, and Thursday required in-office.
The hourly compensation for this role is in the range of $21.00 – $25.00. Hourly rate determined by the candidate’s skills, experience, knowledge, education, and abilities.
